Data Practices for Studying the Impacts of Environmental Amenities and Hazards with Nationwide Property Data

Abstract We discuss data quality and modeling issues inherent in the use of nationwide property to value environmental amenities. By example ZTRAX, a U.S.-wide real estate database, we identify challenges propose guidance for: (1) identification arm’s-length sales, (2) geo-location parcels buildings, (3) temporal linkages between transaction, assessor, parcel data, (4) types, such as single-family homes vacant lands, (5) dealing with missing or mismeasured for standard housing attributes. review current practice show that how researchers address these can meaningfully influence research findings.
